Checks you can do yourself

At Armaani Estates, we encourage tenants to carry out basic checks and household upkeep before reporting issues. This guide outlines general responsibilities and steps to take for common problems. It reflects practices as of 2025 and is intended to support you in maintaining your home.

Gas Leak
If you suspect a gas leak or can smell gas, leave the property immediately.
Call the National Gas Emergency Service on 0800 111 999.
Only once safe, contact Armaani Estates to report the issue.

Boiler Issues
Before reporting boiler problems, please carry out the following checks:

  • Ensure the power supply and boiler switch are on

  • Check that you have gas/electric credit (if on a prepay meter)

  • Confirm that the thermostat is set correctly

  • Reset the boiler using the manufacturer’s instructions

  • Check boiler pressure (refer to the manual for safe levels)

If these steps don’t resolve the issue, please report the problem.

Water Leaks
If a leak is active and causing damage (especially near electrics), switch off the water supply immediately via the stopcock. Common stopcock locations include:

  • Under the kitchen sink

  • Inside an airing cupboard

  • Near the front door or hallway

If the source of the leak is from a neighbouring property, try to inform the occupants quickly. Then contact Armaani Estates for support.

Blocked Sinks
Avoid putting oil, food, or large waste down the sink. For minor blockages, try:

  • Pouring very hot water (or boiling water with baking soda and vinegar)

  • Using a sink unblocker (available from most supermarkets or hardware stores)

If the blockage remains, please inform us.

Radiator Not Heating Properly
If radiators are cold at the top but warm at the bottom, air may be trapped inside. You may need to bleed the radiator:

  1. Turn off the heating and allow the radiator to cool

  2. Use a radiator key (or flathead screwdriver on some models)

  3. Place a cloth or container below the bleed valve

  4. Turn the key slowly anti-clockwise until air hisses out

  5. Once water starts to come out, tighten the valve again

After bleeding, check the boiler pressure and top up if needed.

Washing Machine Not Draining
If water remains in the drum, try:

  • Cleaning the filter (usually at the front bottom of the machine)

  • Checking for coins or other small objects blocking the filter

  • Avoid overloading the machine

If the machine still won’t drain, report the issue to us.

Dryer Not Working
If your tumble dryer isn’t operating:

  • Check the plug and power supply

  • Inspect the circuit breaker/fuse box

  • Clean out the lint filter

These steps often solve the issue. Otherwise, please get in touch.

Condensation and Ventilation
To help reduce condensation and damp:

  • Keep windows open slightly when cooking or showering

  • Use extractor fans if fitted and don’t switch them off

  • Wipe down wet surfaces regularly

  • Avoid drying clothes indoors without proper ventilation

  • Leave internal doors open to allow airflow

If persistent damp or mould occurs, contact us.

Pests (Mice, Insects, etc.)
Tenants are responsible for preventing pest issues. Keep the property clean and dispose of food waste properly.

If pests are present:

  • Use traps or safe pest control products

  • Block entry points where possible

  • Check for food spillages and clean regularly

If the issue continues despite reasonable action, contact Armaani Estates.

Light Bulbs
Replacing standard light bulbs is usually the tenant’s responsibility.
Check your tenancy agreement for any exceptions.
Spotlights and special bulbs may require extra care—consult online tutorials or ask for help if needed.

Shower Heads and Taps
Over time, limescale can build up. Clean shower heads and tap outlets every few weeks using vinegar or descaling products to maintain water flow.

Smoke and Carbon Monoxide Alarms
If battery-powered, check and replace batteries regularly.
Test alarms monthly.
Mains-powered alarms should also be tested. If a wired unit malfunctions, report it to us.

Damaged Gas Meter
If your gas meter is damaged or appears unsafe, report it to the National Gas Emergency Service on 0800 111 999. Follow up with Armaani Estates afterward.
