The Legal Stuff

What's an Energy Performance Certificate (EPC) and do I need one?

An EPC shows how energy-efficient your home is, rated from A (most efficient) to G (least efficient).

It's a legal requirement to have a valid EPC before your property can be marketed.

If you don't have one, we can arrange this for you quickly and affordably.

Anti Money Laundering (AML)

Why does Armaani Estates need to verify my identity before listing my property?

To comply with UK Anti Money Laundering laws, we must confirm the identity of anyone selling a property. This helps protect against fraud and illegal financial activity and is a legal requirement for all estate agents.

What's involved in the identity verification process?

It's quick and straightforward. You'll receive a secure link from us where you can upload your documents digitally. The process usually takes just a few minutes, and our team is always available to guide you if needed.

Will these checks affect my credit score in any way?

No, the AML checks we carry out are non-intrusive and do not show up on or impact your credit report in any form.

What does a land registry search check for?

We use a land registry check to verify that you are the rightful legal owner of the property. It confirms title deeds and ensures there are no issues with ownership before we proceed.

What happens if I can't complete the ID checks?

If you're unable to provide the necessary documents or don't pass the checks, unfortunately, we won't be able to list your property. However, we'll work with you to find alternative options if possible.

Which documents will I need to pass the AML check?

You'll typically need:

  • A valid photo ID (passport or driving licence)
  • A recent proof of address (utility bill, bank statement, or similar dated within 3 months)

If required, we may also ask for proof of funds or additional ownership documents.
